To provide an efficient Company legal, secretarial, administrative/accountancy service to Senior Management and as detailed below, the responsibilities and duties of the Company Secretary.
Sales liaison – CT leases - liaising with sellers' and purchasers' and/or their solicitors and ensuring that commission is received, and sellers' accounts are cleared.
Contracts - Reviewing contracts and advising on their terms. Amending clauses or drafting new ones. Instructing external lawyers to provide drafting input or a second opinion in complex cases.
Corporate/company law - Advice to the board as required. Horizon scanning of what's up next.
Sales liaison – residential mobile homes - Liaising with sellers' solicitors or sellers in person, answering queries, providing copy documents, ensuring that commission is paid, and sellers' accounts are cleared. Assisting the relevant park or DD with legal queries.
Commercial property - Providing internal advice on lease terms and the relevant law. Liaising with tenants. Liaising with our external lawyers to ensure that they receive the correct instructions and that queries are answered. Reviewing leases and other documentation produced by our external lawyers.
Commercial property rent reviews - Instructing and liaising with external surveyors.
Residential property - Internal advice. Liaising with managing agents, approving management agreements, approving annual budgets and checking insurance coverage and legal compliance.
Parks litigation - Liaising with brokers, loss adjusters and potentially external lawyers.
